Korea's southwest,

행안부 인구감소지역

The 89 depopulation regions

Korea's 행정안전부 officially designated 89 si·gun·gu as population-decline regions (2021). All 10 Binjip pilot villages (in gold) sit inside the focus provinces — Jeonbuk & Gyeongnam.

Why a binjip

1.6 million empty homes.
Take one.

Korea now counts 1.60 million empty homes — 8.0% of all housing (통계청, 2024), with ~66,000 in the countryside alone. As young people left for Seoul, Jeonbuk and Gyeongnam filled with beautiful empty houses — hanok, farmhouses, school dormitories. We renovate them into Nomad Houses and hand you the keys.

Not just a house

A village that works back

An empty house is a room. A community is a reason to stay. We turn closed schools into coworking campuses and connect you to the people next door.

Coworking campus
A closed elementary school, reborn: cafe + desks downstairs, studios upstairs, camping on the field.
Fellow nomads
Matched with other remote workers by skill & schedule. Co-work by day, share dinner by night.
Give back
Teach English or coding to local kids, mentor a startup. Contribution earns stay extensions & grants.
Real Korea
Markets, festivals, hikes, hot springs. The Korea travelers never reach — because you live here now.
Why it matters

You're not a tourist. You're a neighbour.

500 nomads staying 6 months spend more — and rebuild more community — than 100,000 tourists passing through for a day. For a dying town, that's the difference between a museum and a home.

Questions

Good to know

Do I really pay no deposit?+

Correct. Unlike Korea's usual "jeonse/key money" system, Binjip houses are monthly with zero deposit — because the homes are recovered empty stock, not speculative rentals. You pay the first month and move in.

Is the internet actually good enough to work?+

Every listed house shows a real measured speed (most are 100–500 Mbps fiber). Korea has the best rural broadband in the world — the bottleneck was never the cable, it was finding the house. We fixed that.

Why Jeonbuk & Gyeongnam first?+

They hold the densest supply of recoverable empty houses and the most active local workation grants, plus mountains, rivers and sea within reach. Both are 2–3 hours from Seoul by KTX/SRT. We'll expand to other regions after the pilot.

I don't speak Korean. Will I survive?+

Yes. An 8-language AI concierge handles paperwork, doctors, and transit, and each village has translation kiosks. Many hosts speak English, and you'll be matched with other international nomads nearby.

Are the grants real money?+

Very. Depopulation-region governments offer settlement and workation grants (typically $70–360+) to attract residents. They're scattered and in Korean — we find the ones you qualify for and apply automatically.
